Deer Park is a long established residential park for the retired or those approaching retirement. The residents enjoy sea views, are close to the 'Blue Flag' beach of Blackpool Sands and are only three miles from the thriving town of Dartmouth.

Living on Deer Park

Deer Park is a fully residential home park with 45 homes, in a peaceful setting with sea views to one side and farm fields to the other. The park is fully developed with tarred roads and street-lighting that is lit throughout the night. Many homes have on-plot parking and there is a further parking area for extra cars and guests. Although a new addition to our portfolio, we are immediately struck by the friendliness of the Residents and the community spirit found on the park.

Deer Park is for the retired or those approaching retirement and is a member of the British Holiday and Home Parks Association, which means that all residents have security of tenure in accordance with the 1983 Mobile Homes Act.

Location of Deer Park

Deer Park is on the outskirts of the pretty coastal village of Stoke Fleming. The village has a church, post office/shop and an excellent pub. The park is well located with easy transport links in to Dartmouth and the wider Devon area. Dartmouth is only 3 miles away and has a large range of shops, supermarkets and restaurants.

An hourly bus service runs from the entrance of the park into Dartmouth.

The award winning Blackpool Sands beach is only a few minutes away, as is the rest of the beautiful South Devon coastline.

About Dartmouth

Dartmouth, carved into the banks of the beautiful River Dart, has narrow streets, long flights of steps, overhanging medieval houses and old quays. The streets are full of galleries, restaurants and shops selling crafts, gifts and antiques, and the views over the estuary are breathtaking.

The Embankment provides visitors with a pleasant and relaxing promenade to stroll down - admiring the sights of the busy estuary or to select from the many boat trips that depart from the waters edge.

Notice the carvings on the 17th century Butterwalk in Duke Street and be sure to walk the cobbled pavements of Bayards Cove, which looks much the same now as it did in the 16th century.

Blackpool Sands is a lovely beach in Start Bay about three miles from Dartmouth, between the villages of Stoke Fleming and Strete.

SERVICES AND UTILITIES

Pitch Fees

Pitch fees on the park are currently £144.20 for 2008 and are payable monthly in advance on the 1st of each month by standing order. The pitch fee is reviewed annually on the 1st of May in accordance with the Agreement.

Water

New homes have a water meter fitted and owners are billed according to their consumption.

Gas

Piped LPG gas is stored in the main park storage tank and then piped to each home. Each home is metered and bills are paid quarterly.

Telephone

Telephone lines are available directly from BT to all homes. Broadband is also arranged directly with the service provider, subject to availability.

Electricity

Your electricity is purchased in bulk by the park owner and charged to residents in accordance with the terms specified by OFGEM. Each home has a meter outside the home that is read quarterly to record the units consumed.

Council Tax

Council Tax is payable directly to South Hams Council. All homes on the park are Band A, which is £951.35 in 2008.

Pets

Pets are welcome on the park, provided they are kept under control and are not a nuisance to other residents.
