Folly Park


Folly Park is conveniently located in the village of Clapham, 3 miles north of Bedford.

The park is a long established park, but has been carefully developed and modernised in recent years, to create a modern park in attractive location. The park overlooks the River Great Ouse and the large grassed recreation area on the banks of the river offers a beautiful spot to relax in or to participate in the private fishing for keen anglers. The park is for the retired and those approaching retirement.

Living on Folly Park

Folly Park is conveniently located for several cities and towns, including Bedford (3 miles), Milton Keynes (17 miles) and Northampton (20 miles).

The homes on Folly Park are served by mains water and electricity. Gas supply is by bottles of LPG which are purchased directly from suppliers. Car parking is available throughout the park, and many homes have parking on their own plot. The park is located within walking distance of the Clapham high street and further amenities are available in nearby Bedford. Dogs are not allowed at the park, but cats are welcome (with the park owner's permission).

With just over 80 homes on the park, Folly Park has a good community atmosphere and is the ideal place in which to enjoy your retirement.

Open Weekends 2008

We will be holding two open weekends on Folly Park in 2008. The exact dates are yet to be decided.

These weekends will give you a good opportunity to take an informal look around the park, perhaps chat to some of residents and enjoy complementary light refreshments. If you wish to view of any of the homes for sale on the park we can arrange this or we can discuss the homes that will be sited in the future and your park home requirements.

Transport Links

Folly Park enjoys excellent transport links to London, the south, East Anglia or the north.

Bedford station is 3 miles from the park, and offers fast trains to London taking around 40 minutes. The station is also served by the modern Thameslink service, connecting Bedford directly with Luton, St Albans, London, Gatwick and Brighton.

By road, both the M1 motorway and the A1 are approximately 20 minutes from the park offering excellent connections to Birmingham or the north.

About Clapham

Clapham is semi-rural and lies three miles north of the town of Bedford near the River Great Ouse. The A6 road formerly passed through the village but a bypass was opened in 2003, named after Paula Radcliffe who attended the nearby Sharnbrook Upper School.

Clapham has numerous public houses and several small shops. A large Sainsburys Supermarket is just two miles away.

Twin Woods, an airfield on the western outskirts of the village, is where Glenn Miller took off from on his last fateful voyage. You can follow the WW11 'Airfield Trail' around the north of the county, once alive with the Big
Band sound of Glenn Miller who was stationed in the area during the war.

SERVICES AND UTILITIES

Pitch Fees

Pitch fees on the park are currently £126.12 and are payable monthly in advance on the 1st of each month by standing order. The pitch fee is reviewed annually on the 1st April in accordance with the Agreement.

Water and sewage

Water meters are fitted to all new homes on the park, so that each resident pays only for their use. The water is supplied by Anglian Water, and water and sewage rates calculated by the park owner and billed to the home owners quarterly when the meters are read.

Gas

Gas on the park is provided in LPG bottles that can be purchased directly from a range of suppliers.

Telephone

All new homes have telephones installed by BT.

Electricity

Your electricity is purchased in bulk by the park owner and charged to residents in accordance with the terms specified by OFGEM. Each home has a meter outside the home that is read quarterly to record the units consumed. Payments for quarterly electricity and water are made by cheque to the park office.

Council Tax

Council Tax is payable directly to Bedford Borough Council. All homes on the park are Band A, which is £997.79 per annum in 2008.

Pets

Dogs are not allowed at Folly Park, but cats are welcome (at the manager's discretion).
