St Johns Priory Park


St. Johns Park is in a rural location, offering a real feeling of living in the country, while being only a short walking distance from the popular town of Lechlade-on-Thames, Gloucestershire.

The park is for the retired and those approaching retirement and all new prospective residents need to be a minimum of 50 years of age. Friendly, well-behaved pets are welcome.

Living on St. Johns Park

The park is in a peaceful, quiet position in a central and convenient location for Gloucestershire, Wiltshire and Oxfordshire and there is a bus service from the entrance of
the park to Lechlade and Swindon, daily except Sundays.

The park office is situated at the main entrance to the park. The liaison officer deals with the routine administration and provides helpful advice and assistance to the residents and visitors. The Park Warden lives on the park deals with all the routine maintenance and general upkeep.

Due to the attractive location, a high proportion of the residents have chosen St Johns Park as the place to enjoy their retirement years. There is a strong sense of community with many of residents having lived on the park for over twenty years.

The park has been developed over many years to a good standard and there are tarmac roads throughout the park with street lighting that remains on throughout the night. Car
parking for residents and visitors is provided through a combination of individual parking bays, a central parking area and a number of garages.

Across the road from St Johns Park is the famous public house "The Trout Inn" which is situated right alongside the river Thames, a popular place to watch the canal boats and
riverboats passing by.

About Lechlade-on-Thames

Lechlade is a small and attractive town with a compact town centre. It is well served with shops; a local supermarket, butcher, baker, greengrocer, post office, chemist, hardware
store, off licence, florist, restaurants and six public houses to choose from in the town.

Being a tourist centre, Lechlade also has plenty for the "leisure shopper" as there are many antique dealers trading in the town and a very popular Antique Fair is held on the first Sunday of every month.

Lechlade-on-Thames is 26 miles west of Oxford, 10 miles north-east of Swindon and within easy driving distance are the towns of Burford, Stow-on-the-Wold, Stratford-on-Avon
and many other historic towns and villages.

SERVICES AND UTILITIES

Pitch fees

The pitch fee is payable monthly in advance on the 1st of the month and reviewed annually on the 1st April each year. Payment is by Standing Order. The pitch fees for 2008 are £144.20 for new twin homes. Purchasers of previously owned homes would take over the current agreement and thus pay the same rate as the current owner.

Water and sewage

Water is supplied to all homes by Thames Water. Each home is billed quarterly for water and sewage based on the number of homes on the park.

Gas

LPG gas is supplied by Flo Gas to the main park storage tank and then piped to each home. Each owner is billed based on individual consumption.

Telephone

All homes have telephone lines installed by BT.

Electricity

This is purchased in bulk (at cheaper commercial rates) by the park and charged to residents in accordance with the terms specified by The Office of Gas and Electricity Markets (OFGEM). Each home has a meter to record consumption of electricity that is read and invoiced on a quarterly basis.

Council Tax

Council Tax is payable to Cotswold District Council. All homes on the park are Band A, which is £937.77 per year for 2008.

Pets

Pets are welcome on the park provided they are kept under control and are not a nuisance to other residents.
